Don’t: Settle for an Unwelcoming Entrance
Do: Make a fabulous first impression
• Right sized doormat (at least as wide as the door)
• Prune unruly plants that hide your entrance
• Sweep or wash down cobwebs, dust, and abandoned bird nests
• Clean Windows
• Lighting fixtures are clean and functioning
• Pots and storage containers are in good shape
• Remove any dead/leggy plants or broken things

Don’t: Make it difficult to see your fabulous décor
Do: Keep it light and bright
• Check light bulb color (don’t mix warm and cool in the same fixture or series)
• Let in natural light (Use lighter curtains, blinds, or leave windows bare)
• Remove cobwebs and dust bunnies
• Label light fixture switches
• Cords are neat (Corral with rubber bands, baskets, hooks, and Velcro)

Don’t: Use your vacation rental as your personal storage facility
Do: Remove excess and replace outdated
• Exception: Having a locked owner’s closet is OK
• Purchase date all food items
• Replace outdated electronics (such as TV’s that are not flat screen)
• Remove items that you or your guests would never use

Don’t: Decorate like everyone else
Do: Make your vacation rental memorable
• Add unique and regional touches
• Name your vacation rental
• Create a home logo to have embroidered on pillowcases and bathrobes
• Have personalized pens and notepaper available
• Create a binder with local spots and attractions restaurants, events, emergency phone numbers, garbage collection and dump days
• Hang art by local artists
Don’t: Skimp on the bed
Do: Make the beds comfortable and inviting
• Start with a quality mattress
• Add mattress and pillow protectors
• Make sure all bedding lines up and is wrinkle free for photos
• Use lots of accent pillows on beds and couches
• Add a textured or soft fluffy throw to the foot of the bed or chair
• Have extra bedding and blankets available

Don’t: Clutter up surfaces
Do: Remove clutter
• Leave out the most important or most useful
• Group things together that are used together (coffee maker and mugs)
• Use a few larger scale accessories instead of a lot of little things
• Put knives and cooking utensils in drawers if possible

Don’t: Create a mismatched décor
Do: Decorate with a plan
• Choose colors that coordinate with each other and existing woodwork
• Choose colors that work with your woodwork
• Avoid furniture that is too small or too large for your space
• Pick ONE style such as Farmhouse, Modern, Transitional, or Rustic
